Here is a look at what kinds of borrowers we are looking for and why our financing fits their needs.

The Basics

Our borrowers are residential real estate investors looking to grow their portfolios of rental properties. This means they own single family homes (1-4 units) that they rent out. Typically, our borrowers own 5 or more rental properties, but the number can vary. We also lend to borrowers looking for financing on vacation rentals. Think, HomeAway and AirBNB properties.

Why Visio?

Often borrowers come to Visio Lending when they do not qualify for conventional financing. Our loan programs are specifically designed for the needs of investors. Here are some of our offerings that appeal to our clientele:

  • We don’t look at your personal income or Debt-to-Income Ratio. To qualify for conventional financing, you must prove that your income is greater than your debt. However, if you own multiple mortgaged rental properties, your debt will be much more significant. That’s why we calculate our loans based on the cash flow of the property instead.
  • We lend to LLCs and corporate entities. Often, real estate investors put their rental properties under a corporation to protect their personal assets. However, if you borrow conventional money, you have to borrow in your own name. We have both options.
  • We make sense of the short-term rents for vacation rentals. Many lenders will not fund vacation rentals, since it is hard to gauge the rental income. However, this is one our specialties and we fund many vacation rentals.
