A Guide To Furnishing A Rental Property

There are multiple things that need to be taken into consideration before furnishing a property to rent out. Furnished properties can be extremely appealing to renters, as having to pay for furniture on top of substantial upfront costs is not always viable. So, let’s answer a few important questions you may have about how to furnish your property.

Where do I start?

Firstly, it is important that you carefully consider who you are wanting to live in the property. Will it be single occupancy, students, families or couples? Your answer will depend on the type of property and location. For example, a fifth-floor city center flat would be much more suitable for a couple and not so much for a family. Once you have established your demographic, you can start the furnishing process.

What needs to be included?

The essential items that you should provide will be a sofa, dining room table and chairs, bed, wardrobe and chest of drawers. On top of this, other furniture such as a TV stand, chest of drawers and coffee table will make the property much more appealing. Additional furnishings might include things like a hoover, dustpan and brush, kettle, toaster, microwave and TV.

Although, some of these items are costly, providing them can make a big difference to potential renters. Moving into a ready-made property is ideal for many people, so if you can, make it as homely and complete as possible. You certainly don’t need to invest in any designer furniture. Instead, go for simple, functional and presentable furniture that matches in order to appeal to people viewing the property.

What color palette should I go for?

The best color palette to go for is as neutral as possible. Renters favor neutral furniture, walls and floor as this enables them to make the space their own. The best option is to go for white walls, a warm wooden floor and grey furniture. Try adding some neutral artwork to fill empty wall space and for a personal touch.
