Fix and Flip Investment Sale Prices and Time Frames

Good fix and flip investors know that the combination of high exit pricing and a short sale time is critical to a successful flip.  But what is the benchmark of an ideal sale price and profitable time frame to fix and sell? A good starting point is to look at what experienced fix and flippers are reporting as their average sale prices and hold times. The Iceberg Report, which was surveyed by Harris Poll and is the most comprehensive study of the SFR investment industry ever done, gathered some of this data. According to The Iceberg Report, the sweet spot for the average flip falls in the $100,000 to $250,000 range with an average hold time of 90 to 119 days. Here are some of the other fix and flip findings:

  • $101,000 to $149,999: 16%
  • $150,000 to $199,999: 30%
  • $200,000 to $249,999: 18%
  • $250,000 to $274,999: 7%
  • $275,Fi000+: 19%

What did fix and flip investors report as their average hold time from buy to fix and sell?

  • <60 Days: 15%
  • 60 Days to 89 Days: 11%
  • 90 Days to 119 Days: 28%
  • 120 Days to 149 Days: 22%
  • 150 Days to 179 Days: 9%
  • 180+ Days: 15%
