An Overview of Visio’s 5 Year I/O Structure

Visios 5 Yr IO Loan

At Visio Lending, we take pride in on our flexible and customizable loan programs. We enable investors to grow their rental portfolios with fast, simple, and dependable financing that fits their investment needs. We have three different rate structures for investors to pick from-- 5/1 ARM, 7/1 ARM, and 30-Yr Fixed, each on 30 year amortizations. Our ultimate bridge loan includes a five-year interest only period followed by a 25-year amortization period. This provides investors maximum cash flow flexibility with the protection of a 30-year term. Here is an overview of our newly added 5-Year Interest Only loan product.

Offering- Purchase, Rate & Term Refinance, Cash-Out Refinance

Loan Type- Single Asset Only

Rate Structure-5 Yr I/O (5/1 ARM Only)

Loan Amount- $45,000- $2 Million (call for higher amounts)

Loan-to-Value (LTV)- 75% Purchases, 70% Refinances

Minimum Property Value- $250,000

General Requirements

Property Type- 1-4 Unit Single Family Residential, Condos, or Townhomes

Valuation Type- As is Appraisal with Actual Rent Value or Expected Rents for Gross Vacation Rental Income

Borrower Type- Investor Only, Individuals LLCs, corporations and limited partnerships. U.S. Citizens, permanent and non-permanent resident aliens.

FICO Score- Minimum 680

Reserves- Minimum 3 Months PITIA (Principal, Interest, Taxes, Insurance, Association Dues)
