Since many of our customers own multiple rental properties, we recently revisited our Portfolio Plus Program to make our rates more attractive and to better serve our clients’ needs. Through our Portfolio Plus Loan Program, investors can finance multiple rental properties with one closing and one monthly payment. Here is an overview of the structure and general requirements of this loan program:
Loan Purpose- Rate & Term Refinance, Cash-Out Refinance
Loan Type- Portfolio Loans
Loan Amount- $300,000- $2 Million (For higher amounts, please call)
Rate Structure- 5/1 ARM, 7/1 ARM, 30-Year Fixed (No balloons)
Loan-to-Value (LTV)- 75% Refinances
Minimum Property Value- $75k (higher minimums in certain areas- see our FAQ Page for more details) per property
Geography- Nationwide per property, except for Alaska, Delaware, Idaho, Minnesota, Nebraska, Nevada, North Dakota, Oregon, Rhode Island, South Dakota, Utah, and Vermont. See our Where We Lend Page for a full list of states we lend in and some of our recently closed loans.
Property Type- 1-4 Unit Single Family Residential, Condos, or Townhomes
Valuation Type- As is Full Appraisal with Market Rent Analysis
Borrower Type- Investor Only, Individuals, LLCs, corporations, and limited partnerships. U.S. Citizens, permanent and non-permanent resident aliens.
Borrower FICO Score- Minimum 680
Reserves- Minimum 6 Months PITIA (Principal, Interest, Taxes, Insurance, and Association Dues)
